AMB Roofing Services Ltd is a local, family-run roofing company based in East Grinstead. Owner Adam Bull has spent 14 years in the roofing trade, and built the company around the values that matter to him: honesty, hard work and quality workmanship, with the customer always coming first.
We are a small, dedicated team of four. Adam leads on the roofs, Zoe looks after the administration, and Jack and Dan are our experienced roofers. Being a small team means we keep a personal approach and make sure every job, large or small, gets done to a high standard.
We cover East Grinstead and roughly a 15 mile radius, working regularly across Haywards Heath, Burgess Hill, Lingfield, Oxted and the surrounding towns and villages in Sussex and Surrey. From a slipped tile or a blocked gutter to a full roof renewal, we bring the same care and attention to every property.

AMB (Adam & team) replaced an existing c.112 year old roof on an Edwardian semi-detached which was nearly all original but on it’s last legs with tiles beginning to slip/fail due to age and the timber feather-edge under-boarding deteriorating in places.Excellent service provided by Adam and his team (including the scaffolders) given they carried out the work during the June 2026 heatwave. Even when some rot was found in one of the rafter ends, Adam was able to arrange a carpenter at short notice to sort out the issue. Site was left tidy at the end of each day, including the loft following the stripping of the old roof, and temporary fixed lining kept any rain out each night as the works progressed.Adam suggested a replacement new plain tile that kept the period look/feel of the property which works really well.Given that any domestic roof replacement is a major undertaking and stressful for the homeowner, I wouldn’t hesitate in recommending Adam.Photos show the before, during and after.

Having never had to think about a roof replacement it seemed a bit of a minefield. Asked friends for they're recommendations none seemed 100% satisfied. Searched on google for local companies and came across AMB Roofing and was pleased by their reviews. Adam came round to quote me for the work I required and never once pressured me into what work should be done. But listened to what wanted and gave me a couple of pointers which I accepted to be done. A really nice bloke to deal with and I knew I didnt need to look elsewhere. His quote arrived by email within 24hrs and was pretty much the ball park figure he had given me when we met. Once I had accepted with him to go ahead the date for scaffolding going up and the start of the roof was agreed. I was very surprised at how quick and efficient Adam and his team were. Efficient, professional and friendly service from Adam. Pleased with the entire process: from taking the time to talk through options when quoting for the job; through scheduling it in swiftly; to turning up promptly and getting it done efficiently on the day. Adam came out to sort out an incredibly poorly aligned gutter, and downpipe runs and clips that tended to pull apart due to missing fixed joints, on a 2015 Redrow built detached house. It was fiddly and time consuming, but done with a smile and a joke and a can-do attitude. Couldn't be happier with the service :)

How do I know if I need a new roof?
Common signs are an ageing roof of around 20 to 25 years or more, widespread missing, cracked or slipped tiles, frequent leaks appearing in several places, a sagging or dipping roofline, daylight visible through the roof covering in the loft, or lots of tile and slate fragments collecting in the gutters. We will assess it honestly and tell you whether a repair or a full renewal is the better option.
How long does a roof renewal take?
It depends on the size and pitch of the roof and the weather, but most domestic renewals take a matter of days rather than weeks. We give you a clear timeline as part of your quote so you can plan around the work.
What roofing materials do you use?
We fit concrete and clay tiles and natural slate, along with quality breathable underlay, battens and leadwork, chosen to suit your property and to stand up to the local weather. We will talk you through the options and the look and budget that work best for you.
How much does a new roof cost?
Roof renewals start from around £5,000 and the final price depends on the size and pitch of your roof, the materials you choose and access. We give you a detailed, itemised quote after looking at the roof, with no hidden extras.
Do you replace the timbers and underlay too?
Yes. Once the old covering is stripped off we check the battens and timbers, replace anything that has rotted or worn, and fit new underlay before the new roof goes on. A roof is only as good as what sits under the tiles, so we make sure it is sound all the way through.
What are the signs my flat roof needs replacing?
Repeated leaks despite repairs, blistering, bubbling or cracking in the covering, water that sits on the roof for days after rain, soft or spongy areas underfoot, and staining or damp appearing inside are all signs the roof is failing. If patch repairs are no longer holding, a renewal is usually the more cost effective answer.
How much does a flat roof renewal cost?
Flat roof renewals start from around £500 and depend on the size of the roof and how easy it is to access. We give you a clear quote before any work begins.
Do you replace the decking as well?
Where needed, yes. When we strip the old covering we check the decking underneath and replace any boards that have gone soft or rotten from water getting in. A new covering only lasts if the deck beneath it is sound.
What kinds of buildings do you cover?
We renew and recover flat roofs on extensions, garages, dormers, porches and outbuildings for both homes and commercial properties across Sussex and Surrey.
How long does a flat roof last?
A properly installed flat roof with good falls and detailing gives many years of watertight service. Getting the decking, falls and edges right is what makes the difference between a roof that lasts and one that leaks, which is why we take the time to do it properly.
When should fascias and soffits be replaced?
Signs to look for are rotten or deteriorating timber, cracked or warped boards, peeling paint from moisture, damp around the roof edges, and pests or birds getting in through damaged soffits. Replacing them protects the roof timbers behind and tidies up the whole look of your roofline.
Do you replace guttering and downpipes?
Yes. We replace leaking, sagging or blocked gutters and damaged downpipes, and set the falls correctly so rainwater is carried cleanly away from your walls and foundations. Poor guttering is a common cause of damp, so it is worth getting right.
uPVC or timber, which is better?
Low maintenance uPVC is the popular choice because it does not need painting and stands up well to the weather, but we also fit timber where it suits the property or matches existing work. We will talk you through what works best for your home and budget.
